Modular homes are built in a climate-controlled factory and assembled on your foundation — they're typically faster (built in weeks) and 10–20% cheaper than stick-built, with consistent quality. Stick-built (framed on site) offers maximum design flexibility. Both meet NY building codes and finance identically.
- Modular: faster, often 10–20% cheaper, factory quality control
- Stick-built: most design flexibility, longer timeline
- Both meet New York code and appraise/finance the same
- Modular shines when speed and budget matter
Modular homes have come a long way — and many of our clients are surprised to learn how they stack up against traditional stick-built construction. Here's an honest comparison from a licensed New York modular home builder.
What is a modular home?
A modular home is built in sections ("modules") inside a climate-controlled factory, then transported and assembled on your foundation. It is not a mobile or manufactured home — modular homes meet the same building codes as site-built houses and sit on a permanent foundation.
Build time
This is modular's biggest advantage. Because the home is built indoors while site work and the foundation happen in parallel, modular homes are often 30–50% faster to complete — and they're never delayed by rain or snow.
Quality & energy efficiency
Factory construction means tighter tolerances, consistent quality control, and less material exposed to weather during the build. Modern modular homes are typically very energy-efficient and tightly sealed.
Cost
Modular construction can reduce labor costs and build-time carrying costs. The savings vary by design, but modular is frequently the more predictable budget because so much is locked in at the factory.
Financing & resale value
Modular homes qualify for the same mortgages as stick-built homes, and they appraise and appreciate the same way. They retain and increase in value just like any traditional home.
So which should you choose?
If speed, predictable budgeting and energy efficiency matter most, modular is hard to beat. If you need a highly bespoke architectural design on a complex lot, stick-built may be the better fit. The good news: Milton's Construction does both, so our advice isn't biased toward one method.
